One of the most successful ways of finding off market properties is by sending direct mail. actual mail to actual people, like we did in the 80's :) Define your target home seller by defining the area and home type you are interested in and send out postcards to express your interest in purchasing their home. Sometimes, homeowners don’t even know they are ready to sell unless they are presented with an attractive offer.
Make sure to put all your contact information on the mail/postcard so if you get an interested seller they will know how to contact you.
