How to find an off-market deal? Public records

When you're looking for an off-market property, try searching as much information as you can about it. This can be helpful when the time comes to negotiate a price, in cases where the seller doesn't disclose some detail, whether intentionally or not.

Searching property records is a lot of homework, but you can personally find out a wealth of information about a property with a little sleuthing in the public records, and a property record search can turn up valuable information, which you can later use when putting together a purchase contract.

So what kind of information can you find out from a property record search?

For once, you might find Future pre-foreclosures. Second, you might come across short sale properties, both of which can offer lucrative investment opportunities. You can also survey newspapers and state and local government websites, in order to find these. Occasionally, these sources will also mention real estate properties that are soon to be listed, offering yet another opportunity for you.

Additionally, when surveying public records, you may encounter expired listings. In these instances, do not be afraid to contact the seller directly. As a real estate investor, it is a good idea to keep up with public records; after all, they might lead you to your next deal.

So, what are you waiting for?

Go out there and find your next deal!!!
